Tortola Real Estate FAQ

Everything you need to know about buying in the area.

Yes. Buyers who are not BVI Belongers need a licence from the BVI government to hold property, and your attorney applies on your behalf. Christie’s BVI agents guide you through the process from start to finish.

Tortola’s real estate market includes villas, single-family homes, cottages, condos, multi-unit buildings, and land for building. Christie’s BVI Residential markets luxury properties, condos, and homes across the island.

Current listings are in Long Bay, Trunk Bay, Belmont, Little Bay, Havers, Cane Garden Bay, Soper’s Hole, West End, Fat Hog’s Bay, Beef Island, and Sabbath Hill. Use the filters above to browse by area or property type.

Most purchases follow four steps:

  1. Agree on terms in a letter of intent.
  2. Sign a sale and purchase agreement.
  3. Satisfy any conditions, such as financing, surveys, and the licence.
  4. Complete the transfer, pay stamp duty, and register the transfer with the Land Registry.

A BVI attorney handles the legal work at each stage.

Buyers should budget for stamp duty, which the Inland Revenue Department assesses on the transfer, plus licence application and licence fees and legal fees. Your attorney can give you an exact estimate for a specific property.

No. The purchase procedures don’t require the buyer or seller to be present in the BVI. Your attorney and our agents can manage the process, and many buyers still choose to visit and tour in person.

Yes. Several of our Tortola listings are land parcels. Undeveloped land typically requires a development proposal as part of the licence application, and later changes such as added bedrooms or a pool generally need government approval. Include any planned improvements in your original application.
