The prospect of developing land can be daunting, but often it is the most cost effective way to get the property that you really want. Costs can easily rack up if you decide to redevelop an existing property, so why not grab the bull by the horns and start from scratch.  There are plenty of seasoned professionals in the BVI who offer project management services and will oversee the day to day build, as well as helping you to get across any bumps in the road.  There are also some fabulous local architects who can help you to navigate the most challenging topography.

If you are keen to get started, land parcels that have existing road access are preferrable. Being in close proximity to utilities is a bonus, but living off the grid with solar panels and cisterns is becoming an increasingly popular choice.  So, what’s the best location on Tortola?  The North Shore remains very popular as it has a preferrable climate to the South Side, but the East – West divide is always a topic for debate, local residents are always firmly one or the other!

Eastenders – Lloyds Estate @ Eastover – prices from $110,000 – 0.44 – 1.06 acres

https://cirebvi.com/properties/eastover-estates

The Eastern end of Tortola is often overlooked, but it is home to some really fabulous beaches. Long Bay on Beef Island with its colourful bars, sun loungers and umbrellas or head over to the idyllic Little Bay or visit the surf school at Josiah’s Bay.  A short drive from Beef Island airport for easy arrivals and Trellis Bay Ferry Terminal for access to Virgin Gorda, Marina Cay and Scrub Island by day or by night. Trellis Bay is a bustling community and a great spot for bar hopping or head to A Touch of the Caribbean Spa at Loose Mongoose for some pampering. Plenty of small bars offering local fare or head to Brandywine Estate Restaurant for special occasions.

Lloyd’s Estate was the former site of a historic 18th century sugar plantation, with significant remains of the Great House on the lower slopes of the Estate.  The subdivision of the Estate has been thoughtfully laid out, with convents in place to protect the aesthetics of this up and coming neighbourhood.  If magnificent sun rises and cool afternoons  are on your check list, this is the spot for you.
